How long does it take to start managing the property?
We will be ready within the first 2-3 business days, after signing the contract.
How long does it take to find tenants?
Our goal is to find suitable tenants as soon as possible. This is dependent upon the competition, price, and property condition.
How do the application fees work?
Tenants need to pay the application fee. We use this fee to enable credit checks.
What is the process of determining my property's rent?
We'll use practical tools and result-oriented strategies to determine the proper rent. Among other practices, we conduct deep research and market comparisons. All the gathered knowledge allows us to create highly competitive rent prices.
How do you collect the rent?
All rent is collected electronically through use of our tenant portal.
I prefer direct deposits. Is it possible?
Yes, all payments are made by direct deposit to your preferred bank account.
Do you screen tenants?
Yes, we screen all the prospective tenants. The screening process covers a variety of tools. These include criminal history, credit checks, and employment verification. These tools have been implemented to lower the risk of admitting problematic tenants.
Can I keep my current insurance?
Please check with your insurer to make sure that you keep the proper coverage for a landlord. We require that Plat Realty be listed as an additional insured, not an additional interest. Before starting to manage, we need to see proof of your insurance. Your insurance won't cover the tenants' personal belongings. That's why all our renters need to have adequate renters’ insurance. This greatly helps to resolve emergency issues.
What does my tenant have to do before the move-in?
Once the tenant successfully moved through the screening process and have signed their lease agreement, they must submit their security deposit to our office. We require that all utilities are activated in their name on the lease commencement date, they have submitted a copy of their renters insurance policy, and they must submit their pro-rate and/or first month’s rent to our office.
How will my tenant be cleared from their lease?
Once the tenant returns the keys to the property upon their move out, our office staff will complete a move out walkthrough within 4 business days. We have up to 30 days from the time they return the keys to itemize and charges and return any security deposit refund to them.
What kind of inspections do you conduct?
We do not do any inspections, as we are not licensed inspectors in the State of Texas. We will complete a move-in and move-out walkthrough only.
How are the utilities organized?
When tenants move into your property, all tenant utilities will be on their name, and confirmed prior to providing them the keys. When the property is vacant, the owner must put the utilities back in your name, prior to the tenant deactivation. If there is any vacancy between tenancies less than 15 days, we will request that the new tenant place utilities in their name early and will provide them an Early Utility Activation credit towards their first full month of rent for their inconvenience (generally $150-$200).
What if my tenant doesn't pay rent on time?
Our lease agreements contain strict rules about rent payment delays and failures. Tenants have to quickly pay the late fees after receiving the notice. Continuing payment default results in eviction.
Which reports can I access?
You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.
When are Owner Statements and Rent Deposits provided each month?
We will publish the Owner’s Itemized Statement and deposit collected rental income on the 10th of each month, or the following business day if it falls on a weekend or holiday.
Is it a good idea to welcome pets or smokers?
Allowing pets and smokers isn't something you would be obliged to do. When it comes to pets we evaluate them on a case by case basis, and you should keep in mind that being too strict could cost you a considerable amount of prospects. We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants must pay for any relevant damages. Please refer to our Pet Policy on the Tenant Resources page
Can I use a Home Warranty for my property maintenance/repairs?
We generally do not work with any Home Warranty companies, and do not recommend their use for any rental properties. We work with our own approved list of vendors, many of which we have worked with for many years, offering extremely competitive pricing.
